Canyon Creek
officially joined Kingdom & Co.

In 2025, Canyon Creek Custom Homes, led by John McDonough, officially joined Kingdom & Co. — bringing together two of Las Vegas’s most respected names in luxury custom home building under one design-build roof. John McDonough built Canyon Creek’s reputation on the kind of craftsmanship, discretion, and client care that defines a true luxury home. Kingdom & Co. is licensed with an NSCB Unlimited Monetary Limit (#0091618 and #0091629) — state-approved to design and build custom homes of any size. The integrated team pairs John’s custom home portfolio and client approach with Kingdom & Co.’s in-house design, construction, and project management teams.

Together, the integrated team now serves luxury homeowners across the Las Vegas Valley with a single-contract design-build process from lot selection to final walk-through.

What Kingdom & Co. Builds

Kingdom & Co. is a Las Vegas design-build firm specializing in luxury custom homes and whole-home remodels across the Las Vegas Valley. Our custom home work typically starts at $500,000 and scales to multi-million-dollar estate builds, with no cap on project size thanks to our NSCB Unlimited Monetary Limit license.

Types of custom homes we design & build:

Primarily in MacDonald Highlands and Ascaya, where lot grading, retaining walls, and elevation-driven floor plans are central to the design

Red Rock Country Club, Anthem Country Club, Spanish Trail, and The Summit Club where course-facing floor plans and indoor-outdoor living define the brief

We build inside the valley’s most sought-after master plans — The Ridges in Summerlin, Queensridge, Southern Highlands, and Lake Las Vegas — but every home is fully custom. Never a production or semi-custom tract build.

Skye Canyon, Providence, and the Iron Mountain Ranch estate corridor

Modern, modern-organic, Spanish Colonial Revival (see our Santa Barbara Estate podcast series), English countryside (see The English Estate), and contemporary desert

What design & build  actually means

Most Las Vegas luxury custom homes get built the old way: a homeowner hires an architect to design the house, then a general contractor to build it. Those two firms work for the client separately. When something doesn’t match between design and construction — a wall that won’t frame the way it was drawn, a window that costs 3× the allowance, a system that doesn’t fit the chase — the architect and the GC argue about who owns the problem. The homeowner pays for the argument.

Design-build is one team under one contract from the first sketch to the final walk-through. The architect, interior designer, estimator, project manager, and construction superintendent all work for the same firm. The design is written against real construction conditions. The budget is written against real appliance and material allowances. The schedule is written against real trade availability.

Research from the Construction Industry Institute and the Charles Pankow Foundation (2018) found that design-build delivers projects 33% faster and at 6% lower unit cost than traditional design-bid-build — because the coordination that would otherwise happen through adversarial scope negotiation happens inside one team instead.

For a custom home, that’s the difference between:

  • One schedule vs. two competing ones
  • One accountable point of contact vs. finger-pointing
  • Change orders that are client-driven scope additions vs. change orders that are design-vs.-construction disputes
  • A home that finishes the way it was drawn

Our 5-phase
custom home process

Kingdom & Co.’s custom home process runs in five phases. Every phase has defined deliverables, timelines, and client decision gates.

Choosing the right lot is crucial for building a custom home, as hidden site conditions can significantly affect costs. We help evaluate lots for factors like slope, drainage, retaining walls, and utilities to identify potential challenges early. This helps buyers make informed decisions and avoid unexpected expenses. Our involvement in the lot selection process is optional to accommodate those who have already purchased lots.

We believe that custom homes should be designed around the people who live in them. Our design process is a collaborative experience where we take the time to understand your lifestyle, priorities, aesthetic, and how you want your home to function.

We also consider the unique characteristics of your lot, including views, orientation, natural light, privacy, outdoor living, and site conditions. From the overall floor plan down to the details and finishes, we work to create a home that feels intentional and uniquely yours.

A beautiful design is just one aspect; having a clear understanding of the investment needed to bring it to life is crucial. During estimating, we review plans, specifications, and materials to develop an accurate project cost. By identifying potential costs and opportunities early, we aim to minimize surprises and ensure transparency, allowing you to make informed decisions about your investment.

Our team manages the construction process from start to finish, coordinating skilled trades, materials, scheduling, inspections, and quality control along the way.

Throughout the build, we maintain clear communication and keep you informed of progress and important decisions. We take pride in the craftsmanship of our work and in making the building experience as organized, enjoyable, and stress-free as possible.

Our commitment extends beyond handing over the keys. We support clients after move-in by addressing questions, handling warranty items, and ensuring final details meet our standards. We aim to build lasting relationships, serving as a reliable resource even after home completion.

Building a custom home is a significant investment. Our process is designed to provide thoughtful guidance, clear communication, and attention to detail at every stage, giving you confidence from the initial property search through completion and beyond.

How do I build a custom home in Las Vegas?2026-10-21T09:51:01-07:00

A custom home in Las Vegas is built in five phases:

Lot Selection (evaluating slope, drainage, retaining walls, and utilities to identify hidden site conditions before purchase — optional for clients who already own their lot)
Design (a collaborative process built around how you actually live, with floor plans and finishes shaped by both lifestyle and the specific characteristics of the lot — views, orientation, natural light, privacy)
Estimate (reviewing plans, specifications, and materials to develop an accurate project cost, identifying potential costs and opportunities early to minimize surprises)
Build (one team managing trades, materials, scheduling, inspections, and quality control from start to finish with clear communication throughout)
Warranty (support after move-in, warranty item handling, and lasting client relationships after completion).

Kingdom & Co. handles all five phases in-house under a single design-build contract — no separate architect, GC, or interior design hand-offs.

Where in Las Vegas does Kingdom & Co. build custom homes?2026-10-21T09:50:13-07:00

Kingdom & Co. designs and builds custom homes across the entire Las Vegas Valley — including MacDonald Highlands, Ascaya, Anthem Country Club, Lake Las Vegas, and Seven Hills in Henderson; The Ridges, Red Rock Country Club, Queensridge, The Summit Club, and Spanish Trail in Summerlin; Southern Highlands and the Southwest Las Vegas custom corridor; and Skye Canyon, Providence, and the Centennial Hills estate market. We have four offices positioned across the valley.

How long does it take to build a custom home in Las Vegas?2026-10-21T09:49:54-07:00

A Custom-tier luxury home at Kingdom & Co. typically takes 18 to 36 months from first design meeting to final walk-through. Design phase runs 4 to 9 months. Construction runs 14 to 24 months. Timeline depends on lot conditions, scope, HOA architectural review timelines, City of Las Vegas / City of Henderson / Clark County permit processing, and premium material lead times.

How much does a custom home cost in Las Vegas?2026-10-21T09:49:30-07:00

Custom-tier luxury homes at Kingdom & Co. typically start at $500,000 and scale to multi-million-dollar estate builds. There is no cap on project size — Kingdom & Co. holds a Nevada State Contractors Board Unlimited Monetary Limit license, meaning we are state-approved to design and build projects of any size. Final cost depends on lot, scope, finish level, and architectural style; every custom home receives a detailed line-item estimate written against the completed design, not against square-foot averages.

What is design-build custom home construction?2026-10-21T09:49:06-07:00

Design-build is a construction delivery method where one firm handles both the architectural design and the construction of a custom home under a single contract. The homeowner has one accountable point of contact from first sketch to final walk-through — not separate design and construction contracts with competing timelines and budgets. Kingdom & Co.’s in-house team of designers, estimators, project managers, and construction superintendents delivers every custom home this way. Research from the Construction Industry Institute and Charles Pankow Foundation found design-build delivers projects 33% faster and at 6% lower unit cost than traditional design-bid-build.
