The client came to Kingdom & Co. wanting a modern traditional home with serious warmth, texture, and space for entertaining. That brief shaped every decision, from the wall and ceiling treatments to the accordion doors that open the main living spaces directly to the outdoors.

The Magnolia Heights Estate: Modern Traditional, Built to Entertain

The homeowners came to Kingdom & Co. with a clear vision: a modern traditional home that feels warm, textured, and built for gathering. They wanted a home where materials do the talking, where indoor and outdoor spaces flow together, and where every room has a level of finish that rewards a second look.

The result is a 6,445-square-foot custom home on nearly one acre in Northwest Las Vegas with five bedrooms, five full bathrooms, and a material palette that blends reclaimed wood, natural stone, tongue and groove ceilings, and custom wall treatments into a cohesive design that is equal parts modern and grounded. The project was completed in approximately one year from demo to final walkthrough.

Wall and Ceiling Treatments: Where the Detail Lives

If you walked through the Magnolia Heights Estate on a tour, the first thing you would notice is the walls and ceilings. Almost every space in this home has either a ceiling treatment, trimwork, or wallpaper. This is not a home where drywall carries the design. The surfaces are the design.

The great room features a cupola ceiling, a raised architectural element that draws the eye upward and floods the space with natural light. It is a feature you do not see every day, and it is one of the details that sets this custom home apart from anything else in the Las Vegas valley.

Throughout the home, real reclaimed wood beams span the ceilings. These are not faux beams. They are authentic reclaimed beams shipped from out of state because the client wanted the raw, realistic texture that only aged wood provides. Finding the right source required significant research into beam suppliers, wood species, and the structural requirements for spanning the tall ceiling heights in this home. The tongue and groove ceiling treatments that run between the beams add warmth and dimension, reinforcing the home’s traditional character without competing with the clean modern architecture. The Great Room and Kitchen: Where Everything Comes Together

The main living room and kitchen area is the standout space in the Magnolia Heights Estate. The kitchen is built around daily function and large-scale entertaining. Countertops throughout the home are leathered quartzite, chosen for both durability and texture. The client was clear from the start: no marble. Leathered quartzite delivers the visual depth of natural stone with the resilience a busy household demands. Kingdom & Co. custom cabinetry runs throughout, finished in a variety of custom wood stains and paint colors that shift from warm to cool depending on the room and its purpose.

A mixture of metal finishes in the plumbing, lighting, and hardware adds interest and dimension across the home. Rather than matching every fixture to one finish, the design intentionally layers metals to give each space its own character while staying within a cohesive palette.

Indoor-Outdoor Living: Accordion Doors on Every Main Space

This is a Las Vegas custom home designed for the climate. Accordion doors open off the great room, bonus room, primary bedroom, and office, uniting the indoor and outdoor living spaces on demand. The dining room takes it a step further with an accordion window that opens to a counter-height bar near the BBQ area, creating a pass-through that makes outdoor entertaining seamless.

In this custom home Las Vegas outdoor living is built for the same level of daily use as the interior. The nearly one-acre lot gave the design team room to create distinct outdoor zones without crowding any single space. The reclaimed beams throughout the home are authentic and were shipped from out of state. The client wanted real aged wood for the raw, textured character that cannot be replicated with manufactured alternatives.

In one of the bathrooms, a repurposed sink from the client’s old high school was incorporated into the design. It is a personal detail that turns a functional fixture into a conversation piece and a connection to the homeowner’s history.

The home includes a full smart home system covering lighting, audio, HVAC, and security. Every system is integrated and controllable from a single platform, bringing the technology up to the same standard as the finishes.

One Year From Groundbreaking to Move-In

The Magnolia Heights Estate was completed in approximately one year from demo to final walkthrough. The scope included the full custom home build on nearly one acre, the outdoor living areas, and the level of custom detail in the wall treatments, ceiling treatments, and specialty materials that a project like this demands.

One challenge specific to this project was a delay with the city during the lot subdivision process, which required coordination before construction could begin. Once underway, every phase was managed to keep the build on schedule without compromising the finishes that make this home what it is.
