Rio Vista Estate: Prairie Style in Centennial Hills
The homeowners wanted a home that would stand out in Centennial Hills without relying on the Mediterranean or modern desert styles that dominate the neighborhood. The result is a prairie-style roofline — a low-pitched, horizontally emphasized design that draws the eye across the full width of the home rather than upward. It is an uncommon choice in Las Vegas, and it gives the Rio Vista Estate a presence that is immediately recognizable from the street.
The floor plan is built around five bedrooms and four bathrooms across 4,620 square feet. The layout prioritizes function and daily livability, with the primary suite, living areas, and outdoor connection all designed to work together. A pocket slider off the main living space opens directly to the outdoor patio, creating the kind of indoor-outdoor flow that makes a Las Vegas home feel twice its size.
Cumaru Wood Siding: Imported From Brazil
The defining material of the Rio Vista Estate is the natural Cumaru wood siding that wraps the exterior. Cumaru is a Brazilian hardwood known for its exceptional density, natural resistance to rot and insects, and a rich, warm tone that deepens over time. It is rarely used in residential construction in Las Vegas, and sourcing it required importing the material directly from Brazil.
Installing Cumaru wood cladding on a Las Vegas home presented challenges that standard siding does not. The biggest was figuring out a solution for the outside corner metals — the trim pieces where two planes of siding meet at an exterior corner. Off-the-shelf corner metals would not produce the clean finish the design required, so Kingdom & Co. had custom pieces fabricated specifically for this project. The result is a seamless transition at every exterior corner, with no visible gaps or misaligned joints. It is the kind of detail that most people will never consciously notice, but it is the reason the exterior reads as refined rather than rough.
Earthy Finishes and Custom Cabinetry Throughout
Inside, the Rio Vista Estate balances the boldness of the exterior with a grounded, earthy material palette. The master bathroom is the standout interior space — designed with a warm, organic feel that complements the natural wood theme carried from the outside. Every surface was selected to reinforce that earthy character, from the tones of the tile to the texture of the finishes.
Custom cabinetry runs throughout the home, built to Kingdom & Co.’s specifications rather than pulled from a catalog. Quartz countertops provide durable, low-maintenance surfaces in the kitchen and bathrooms. Laminate flooring was selected for its practicality and clean appearance across the home’s 4,620 square feet of living space.
The home’s HVAC system is worth noting because it was engineered for Las Vegas-specific efficiency. The system includes both traditional air conditioning and evaporative coolers. For the majority of warm days in the valley, the home operates on the evaporative cooling system, which is significantly more cost-effective to run than standard AC. The air conditioning units only need to engage on the hottest days of the year — a meaningful operational savings over the life of the home.
Navigating Water Rights and Lot Subdivision
Before any construction could begin on the Rio Vista Estate, Kingdom & Co. had to navigate water rights and lot subdivision issues specific to the property. These are the kinds of entitlement and regulatory challenges that most homeowners do not anticipate when they select a lot, and they can delay or derail a project if they are not handled correctly from the start.
Kingdom & Co.’s experience with lot-specific issues across the Las Vegas valley — from HOA restrictions in Southern Highlands to zoning requirements in Henderson — meant the team was able to identify the water rights and subdivision challenges early and work through them before they impacted the build timeline. The home was completed in approximately one year from demolition and groundbreaking to the final walkthrough, which is a strong timeline for a fully custom home of this scope.
One Year From Groundbreaking to Final Walkthrough
The Rio Vista Estate was completed in approximately 12 months from demolition and groundbreaking to the final walkthrough. The scope included the full custom home, exterior cladding with imported Cumaru wood, custom-fabricated corner metals, a dual-cooling HVAC system, and the level of finish detail throughout the interior that a Kingdom & Co. project demands.
Every phase was managed under a single design-build contract, which kept the project on schedule by eliminating the coordination delays that occur when design and construction are handled by separate firms.

Frequently Asked Questions
In traditional construction, the architect, designer, and builder are separate entities that often miscommunicate. Design-build integrates all three under one roof, resulting in a more cohesive design, faster timelines, fewer change orders, and typically lower overall costs.
Custom home timelines vary based on scope and complexity. A typical luxury custom home build takes 12–18 months from design to completion. Kingdom & Co.’s integrated design-build approach helps reduce delays by keeping design and construction under one roof.
Kingdom & Co. builds custom homes throughout Las Vegas and Henderson, including MacDonald Highlands, Southern Highlands, Summerlin, Centennial Hills, MacDonald Ranch, Spanish Trails, Lake Las Vegas, Astra, Amaya Village, and Green Valley Ranch.
Kingdom & Co. custom homes start at $2 million. The total investment depends on scope, square footage, site conditions, and finish level.
