The two things most Washington buyers worry about when building a custom home in Las Vegas from out of state are HOA architectural review and Nevada permitting. Bellevue and Medina have their own strong architectural review committees, so the ARC concept itself is not unfamiliar. What differs in Las Vegas is which committees have authority, what they prioritize, and how the permit path works across five different local jurisdictions. Every master-planned community that Washington clients typically build in has an architectural review committee with real authority: MacDonald Highlands, The Ridges in Summerlin, Ascaya, Anthem Country Club and Southern Highlands all run substantive design review. Kingdom & Co. has run projects through every major ARC in the valley. We prepare the submission package (renderings, material specifications, site plans, elevations), attend the review meetings, respond to committee comments and shepherd the project through approval. You are copied on the process. You do not manage it.

Every parcel in the Las Vegas valley sits within one of five jurisdictions: Clark County (unincorporated), City of Las Vegas, Henderson, North Las Vegas, or Boulder City. Each has its own permit process, its own review timeline, its own inspection cadence and its own building department culture. Kingdom & Co. handles the entire permit path in the correct jurisdiction, from plan check submission and response to plan check comments through permit issuance, inspections during construction and certificate of occupancy at the end. You do not touch any of it.
