Moving to Las Vegas:
Building a Custom Home from Out of State
Moving to Las Vegas for a custom home means working with a builder set up for out-of-state clients from the start. Kingdom & Co. builds custom homes in the Las Vegas valley for buyers relocating from anywhere. The design-build model, the lot selection process and the technology we use to keep clients informed were all built for the way this work actually happens: the client is somewhere else, the site walks happen on video, and the important conversations get faster and clearer, not slower. The majority of our out-of-state clients come from California, Washington and New York, but we regularly build for buyers relocating from Arizona, Utah, Texas, Colorado, Oregon, Idaho and other markets. Wherever you are coming from, this page is a starting point.
Moving to Las Vegas
Lot Selection Is Our First Step
The Las Vegas valley is not a single market. Every custom home decision starts with the lot, and every lot decision starts with what matters most to the buyer: view, elevation, HOA culture, permit path, proximity to the airport, and the specific character of the neighborhood. We build across every part of the valley and we know the differences.
Trophy Tier
Established Luxury
We walk lots with clients in person during a scheduled visit or remotely by video call. We advise on the technical realities of each lot before purchase: caliche depth (a natural calcium carbonate layer that affects excavation and basement feasibility), grade, HOA architectural review committee, permit path through the correct jurisdiction, and how the site’s geometry will shape the design. Committing to a lot is the first major decision of a custom home build. It is also the one we can save you the most money and time on.
How We Keep Out-of-State Clients Informed During Construction
The tools we use for remote clients are the same tools we use for local clients. Remote clients just rely on them more heavily. Every Kingdom & Co. custom home client gets access to the following:
The technology is not a substitute for site visits. Every out-of-state client is welcome and encouraged to visit during specific project milestones. The technology is what makes the weeks and months between visits actually workable.

Design-Build Matters More at a Distance
The traditional custom home path splits the work across an architect, an interior designer and a general contractor, with the homeowner as the coordinator between them. That setup is challenging when the homeowner lives locally. It is much harder when the homeowner lives in Los Angeles, Seattle, New York or any other market outside the Las Vegas valley.
Kingdom & Co. is a design-build firm. The same team that draws the house is the team that builds it. Every material selection, permit filing, schedule change and cost decision runs through one point of contact. For a remote client, this collapses the number of people you need to know, the number of emails you need to keep track of and the number of things that fall through the cracks between disciplines. It is the difference between managing a project and receiving reports on one.
Why the Las Vegas Valley Draws
Relocation Buyers
Nevada has no state income tax and no capital gains tax. That single fact drives most of the out-of-state relocation activity we see, though the story lands differently depending on where the buyer is coming from.
The combined weight of California’s state income tax and property tax. Bay Area, LA and San Diego buyers see the largest annual delta.
The capital gains tax the state enacted in 2022. Seattle-area tech and business exit wealth is the primary driver.
The combined state and city income tax load, plus estate tax exposure. Manhattan and surrounding borough exits carry the highest layered tax delta.
For every other state
Growth opportunity, cost of living differentials, lot availability, business climate. Buyers relocating from Arizona, Utah, Texas, Colorado, Oregon, Idaho and beyond arrive with different specific drivers.
Whatever the specific driver, the destination is the same,
& the process we run is the same.

We Build Across Every Jurisdiction in the Las Vegas Valley
Kingdom & Co. builds and remodels across Clark County, City of Las Vegas, Henderson, North Las Vegas and Boulder City. Each has its own permit process, its own review timelines, and its own HOA architectural review requirements in the master-planned communities. We handle the permitting path in the same phase as the design work, not after, which is why our timelines actually hold. For an out-of-state client, this means you do not have to learn the jurisdictional differences yourself. You just have to know that we do.
Most Common Questions
For many California households, yes, particularly at higher income levels. Nevada has no state income tax and no state capital gains tax. California’s top marginal state income tax rate is 13.3%, rising to 14.4% for wages over $1 million through the SDI expansion. For a household earning $500,000, the annual state tax delta alone is $60,000 to $70,000. Beyond the tax structure, the Las Vegas valley offers larger buildable lot sizes than most California markets at comparable price points, a construction industry with the depth of trades to build at a high level, and a growing luxury custom home market across MacDonald Highlands, The Ridges and other master-planned communities. Whether the move is worth it depends on your specific tax situation, family circumstances and lifestyle priorities. Kingdom & Co. builds for California buyers relocating for these reasons regularly.
Custom home construction in the Las Vegas valley starts at a base range of $400 to $600 per square foot at the luxury tier. From there, price scales up based on lot complexity, structural elements (basements, cantilevered volumes, extensive site work), material palette, and design scope. Trophy-tier hillside homes in MacDonald Highlands, Ascaya or The Ridges commonly move well above the base range. Price per square foot is not a total budget. The final cost of any custom home depends on the specific lot, the design scope, and the decisions made throughout the process. Kingdom & Co. develops informed pricing during the design phase, after lot conditions and scope are established.
Compared to coastal California, Puget Sound, or the New York metro, yes, in most cases. Larger buildable lot sizes at comparable price points, a construction industry with the depth of trades and material access to build at scale, and Nevada’s tax structure mean that a custom home budget generally covers more house, more land, and less soft cost in the Las Vegas valley than in most California, Washington or New York markets. Compared to national averages, Las Vegas custom home costs are competitive with other major metros. Custom home construction at the luxury tier starts at a base range of $400 to $600 per square foot and scales up based on lot complexity, materials and structural elements.
Every custom home is different, and Kingdom & Co. does not give a timeline before we understand the specific project. Timelines depend on lot conditions (grade, caliche, utilities), design complexity, structural elements (basements, cantilevered volumes, pool integration), material lead times, and how quickly design decisions get made. Once the design phase is complete and material selections are finalized, we build a clear project schedule and share it with the client. From there, JobTread keeps the client informed at every phase. Most custom home builds in the Las Vegas valley run between 12 and 24 months from groundbreaking to move-in, with variance driven by lot complexity and design scope.
The highest-end luxury custom home neighborhoods in the Las Vegas valley are MacDonald Highlands (elevated hillside lots in Henderson, guard-gated, home to Zillow co-founder Rich Barton and other high-net-worth relocators from Seattle and California), Ascaya (smaller ultra-luxury enclave adjacent to MacDonald Highlands, trophy-tier custom homes), The Ridges (Summerlin’s most exclusive village), Red Rock Country Club (guard-gated Summerlin community with a luxury golf-course setting), and Queensridge (established Summerlin luxury enclave). Kingdom & Co. builds custom homes throughout all of these communities and works with clients relocating from any state to build in them.
Every Kingdom & Co. client gets access to JobTread, our project management platform. JobTread shows the real-time schedule, budget, upcoming trades on site, current photos, and open decisions requiring client input. Weekly video walkthroughs from the site are uploaded to the client’s dashboard. Material selections and design decisions happen in shared design boards. Video consultations are standard whenever a decision requires the designer and the client in the same conversation.
Yes, and it is a substantial portion of our custom home work. We build custom homes for out-of-state clients from any state, and our process is set up for the reality that many of our custom home clients are not in Las Vegas full-time until the home is finished. JobTread project dashboards, weekly video walkthroughs from the site, shared design boards, video design consultations, and AI-assisted visual studies keep the project moving between the client’s in-person visits. California, Washington and New York are the three states we see most often, but we regularly work with buyers from Arizona, Utah, Texas, Colorado, Oregon, Idaho and other markets.
