Featured Summerlin Project: The Viola
The Viola is a completed Summerlin home remodel from Kingdom & Co.’s portfolio that exemplifies the design-build approach we bring to every Summerlin project. The remodel preserved the architectural character of the original home while reconfiguring the living spaces, kitchen, and primary suite around how the family actually lives. Across Summerlin, Kingdom & Co. has completed work on The Anush Haven (Summerlin), The Lucida (Summerlin South), The Obsidian (Summerlin), The Winchester (Summerlin South), The Carmella (South Summerlin), The Madison (Summerlin South), and other homes throughout the master-planned community. Each project reflects the architectural character of its village and the lifestyle of the homeowner.

Every Kingdom & Co. project starts with a free in-home consultation where we develop a realistic budget range for your specific scope, lot, and HOA requirements before any design work begins.
Summerlin Community Associations and Architectural Review
A Summerlin home remodel moves through more architectural review than most other parts of the Las Vegas Valley. Kingdom & Co.’s project managers handle every layer — submitted in parallel with City of Las Vegas permitting so approvals are secured before construction begins.
The Three Summerlin Community Associations
Summerlin North, Summerlin South, and Summerlin West each enforce their own architectural standards for additions and exterior modifications. Setback requirements, lot coverage limits, height restrictions, and exterior material standards vary by association. Kingdom & Co. has direct experience submitting to all three.
The Ridges
The Ridges Architectural Review Committee operates as a separate review beyond the broader Summerlin community standards. Their guidelines are among the most detailed in the valley. Kingdom & Co. handles the full Ridges ARC application as part of the design phase.
Red Rock Country Club
Red Rock Country Club enforces its own ARC review beyond the Summerlin community standards, with additional standards specific to the community’s golf course and clubhouse-facing architectural character. Kingdom & Co. has completed projects inside Red Rock CC and is familiar with the submission process.
Queensridge, Tournament Hills, The Paseos, The Trails, The Arbors, The Willows
Each of Summerlin’s older sub-communities maintains its own architectural standards. Older villages tend to enforce more restrictive lot coverage limits and stricter material guidelines than newer Summerlin South villages. Kingdom & Co. prepares each HOA application with architectural renderings, material specifications, and the level of detail every Summerlin ARC requires.
City of Las Vegas Permitting
Most of Summerlin falls within the City of Las Vegas, where building permits for remodels are issued through the Development Services Center. Permits are required for any work involving structural changes, plumbing reroutes, electrical changes, or mechanical scope. Kingdom & Co. manages the entire permit process from application through final inspection.
Our Summerlin Remodel Process
Every Kingdom & Co. project moves through the same three-phase process. The structure is what allows us to deliver award-winning work at scale — and it’s what eliminates the most common source of frustration in remodeling: miscommunication between separate designers and builders.
Phase 1: Consultaiton
On-site visit at your Summerlin property. We walk the space together, discuss what’s working and what isn’t, and outline a realistic scope, budget range, and approach. This phase is free.
Phase 2: Design
Our in-house design team develops architectural plans, material selections, fixture specifications, and 3D renderings. Because our designers and builders work alongside each other from day one, every design choice is vetted for constructability and cost before it’s presented to you.
Phase 3: Construction
Summerlin Community Association submission, City of Las Vegas permitting, site preparation, structural work, mechanical and electrical installation, finishes, and final walkthrough. Kingdom & Co. self-performs finish carpentry and plumbing with our own crews, and partners with preferred outside vendors for custom cabinetry and other specialty fabrication. One project manager and superintendent oversee the entire build.

Frequently Asked Questions
Kingdom & Co. serves homeowners throughout Summerlin, including The Ridges, Summerlin South, The Willows, The Paseos, The Arbors, Tournament Hills, Red Rock Country Club, Country Club Hills, and Sun City Summerlin. Our Summerlin office is located on Alta Drive, and we maintain four additional offices across the Las Vegas Valley.
Kingdom & Co. remodels every area of the home — kitchens, bathrooms, primary suites, living rooms, outdoor living spaces, home offices, and complete floor plan reconfigurations. Our design-build approach ensures each space is reimagined cohesively with the rest of the home.
It depends on the scope of the project. For single-room remodels such as a kitchen or bathroom, many clients stay in the home. For whole-home remodels, temporary relocation is often recommended. Kingdom & Co.’s project management team provides a phasing plan during the design stage so homeowners can make informed decisions about staying or relocating.
A renovation refreshes existing spaces with cosmetic updates like new paint, fixtures, and finishes. A remodel involves structural changes — moving walls, changing floor plans, adding rooms, or reconfiguring layouts. Kingdom & Co. specializes in full custom remodels that transform how a home looks, feels, and functions.
Summerlin is governed by three community associations — Summerlin North, Summerlin South, and Summerlin West — each with its own design guidelines. Exterior modifications, additions, and certain visible changes typically require architectural review and HOA approval. Guard-gated communities like The Ridges and Red Rock Country Club have additional review processes. Kingdom & Co. factors HOA requirements into the design phase so approvals are secured before construction starts.
Most remodeling projects in Summerlin require permits from the City of Las Vegas or Clark County, depending on your specific location. Structural changes, electrical work, plumbing modifications, and additions all typically require permits. Kingdom & Co.’s design-build process includes permitting as part of the project scope, so approvals are handled before construction begins.
