Featured Project: The Lexington A Henderson Home Remodel That Won the 2026 NARI Remodeler of the Year

The Lexington is a full-home remodel Kingdom & Co. completed in Henderson that earned the 2026 NARI Remodeler of the Year award in the Residential Interior Over $500,000 category. The project took a disjointed 1990s-era floor plan and rebuilt it into a cohesive, light-filled home anchored by an open kitchen-and-living plan, a hidden working scullery, and a four-zone spa primary bathroom. The award reflects the depth of design and construction work that defines a true whole-home remodel.

Living room detail with white marble surround linear gas fireplace, gold-framed landscape painting on mantel, white taper candles in wooden candlestick holders, and built-in dark wood shelving niche on right at The Lexington full home remodel by Kingdom & Co. in Henderson, Nevada.

The Challenge

The home’s original layout fought against the way the family actually lived. The entryway opened into a tall, unadorned volume that felt cold rather than welcoming. The main living zone was three competing spaces — a formal dining room, a sunken bar, and a kitchen that never quite functioned for either cooking or gathering. The primary bathroom was a standard-issue builder layout wedged beside a rarely-used guest bath, with no room to breathe.

The Design

Kingdom & Co.’s design team reimagined the home around three ideas carried through every room: layered architectural ceilings to bring the home’s volume down into human scale, a continuous material language in warm whites and white oak, and a floor plan that finally made sense for daily life. Coffered ceilings carry from the entry through the kitchen into the living room. A new thirteen-foot kitchen island replaces three competing spaces with one connected gathering room. A concealed galley scullery handles the prep work that used to crowd the main kitchen. And the primary bathroom now functions as a four-zone wellness retreat — walk-in shower, separate steam shower, freestanding soaking tub, and a built-in sauna.

The Result

What makes The Lexington one of Kingdom & Co.’s most cited Henderson home remodels is the continuity. The coffered ceilings repeat through three rooms. The white oak language moves from the kitchen island to the living room built-ins. The warm neutral palette flows from Incredible White perimeter cabinetry to Moonlight island finish to River Rock primary vanities without a single jarring transition. The floor plan finally matches how the family actually lives — entertain in the kitchen, hide the work in the scullery, retreat into a true spa sanctuary.

Permits, HOA Approval, and the City of Henderson Process

Henderson runs its own building department with permitting timelines and inspection processes that differ from the City of Las Vegas. Communities like MacDonald Highlands, Anthem Country Club, and Seven Hills also enforce architectural review standards through their HOAs. Kingdom & Co.’s project managers are familiar with these local requirements and build them into the schedule before construction begins — not as an afterthought.

City of Henderson Building Department

All Henderson home remodel work involving structural changes, plumbing reroutes, electrical changes, or mechanical work requires permits issued through the City of Henderson Building & Fire Safety Department. Permit timelines depend on project scope and revision cycles.

HOA
Architectural Review

MacDonald Highlands, Anthem Country Club, and Seven Hills each enforce strict architectural review through their HOA committees. Setback requirements, exterior material restrictions, and design guidelines vary by community. Inspirada, Cadence, and Green Valley Ranch each enforce their own association-level standards. Kingdom & Co. prepares the full HOA application — including architectural renderings and material specifications — during the design phase, so approvals are secured before construction begins.

End-to-End Permit Management

Our team manages all city and HOA submissions, follows up on review cycles, schedules required inspections, and resolves any conditions that arise. You never deal directly with the City of Henderson or your HOA committee unless you want to. That’s part of what design-build means.

Our Three-Phase Henderson Remodel Process

Every Kingdom & Co. project moves through three distinct phases. The structure is what allows us to deliver award-winning work at the scope of The Lexington — and it’s what eliminates the most common source of frustration in remodeling: miscommunication between separate designers and builders.

Phase 1: Consultation

On-site visit at your Henderson property. We walk the space together with you, discuss what’s working and what isn’t, and outline a realistic scope, budget range, and approach. This phase is free.

Phase 2: Design

Our in-house design team develops architectural plans, material selections, fixture specifications, and 3D renderings. Because our designers and builders work alongside each other from day one, every design choice is vetted for constructability and cost before it’s presented to you. Fewer surprises. Fewer change orders. A design that reflects what you want AND what can be executed on time and on budget.

Phase 3: Construction

Permitting through the City of Henderson, HOA submission, site preparation, structural work, mechanical and electrical installation, finishes, and final walkthrough. Kingdom & Co. self-performs finish carpentry and plumbing with our own crews, and partners with preferred outside vendors for custom cabinetry and other specialty fabrication. One project manager and superintendent oversee the entire build.

Frequently Asked Questions

Do I need a permit to remodel my home in Henderson?2026-06-24T09:49:45-07:00

Most remodeling projects in Henderson require permits from the City of Henderson Building Department, which operates separately from the City of Las Vegas. Structural changes, electrical work, plumbing modifications, and additions all typically require permits. Kingdom & Co.’s design-build process includes permitting as part of the project scope, so approvals are handled before construction begins.

Do I need HOA approval to remodel my Henderson home?2026-06-24T09:49:45-07:00

Many Henderson communities are governed by homeowners associations with their own design guidelines. Guard-gated communities like MacDonald Highlands and Anthem Country Club, as well as master-planned communities like Seven Hills, Inspirada, and Cadence, each have architectural review committees. Exterior modifications, additions, and certain visible changes typically require HOA approval. Kingdom & Co. factors HOA requirements into the design phase so approvals are secured before construction starts.

How is a remodel different from a renovation?2026-06-24T09:49:45-07:00

A renovation typically involves cosmetic updates — replacing fixtures, repainting, or swapping finishes without changing the footprint. A remodel goes further by altering the structure itself: opening walls, rerouting plumbing, adding square footage, or reconfiguring the layout entirely. Kingdom & Co. focuses on full custom remodels that change how a home functions, not just how it looks.

Do I need to move out during a Henderson home remodel?2026-06-24T09:49:45-07:00

Not always. For targeted projects — a kitchen or a single bathroom, for example — most homeowners stay in the house while construction is underway. Larger projects that involve multiple rooms or structural changes often make temporary relocation the more practical choice. Kingdom & Co. provides a detailed phasing plan during the design stage so you can make that decision with a clear picture of the timeline and scope.

What types of remodeling does Kingdom & Co. handle?2026-06-24T09:49:45-07:00

Kingdom & Co. takes on projects of every scale — from individual kitchen and bathroom remodels to complete floor plan reconfigurations that touch every room. Our scope includes primary suites, living and dining areas, home offices, outdoor living spaces, and structural additions. Because we operate as a design-build firm, each space is planned as part of a cohesive whole rather than treated as an isolated project.

What Henderson neighborhoods does Kingdom & Co. serve?2026-06-24T09:49:45-07:00

Kingdom & Co. serves homeowners throughout Henderson, including MacDonald Highlands, Green Valley Ranch, Lake Las Vegas, Anthem, Seven Hills, Inspirada, Cadence, and surrounding communities. Our Henderson office is located on Warm Springs Road, and we maintain four additional offices across the Las Vegas Valley.
