Every Kingdom & Co. project is designed for the Summerlin home it lives on. We don’t have catalog plans or production layouts. Each casita, guest house, room addition, or second-story build is developed around your home’s existing architecture, your lot’s buildable envelope, and the Summerlin Community Association guidelines that govern your village.
Detached Casitas
Freestanding guest houses with bedrooms, bathrooms, kitchenettes or full kitchens, and private entrances. Designed for visiting family, multigenerational living, dedicated home offices, or extended-stay accommodations. Common on the larger Summerlin lots in The Ridges, Red Rock Country Club, and the older villages where setbacks allow freestanding construction.
Guest Houses
Detached living spaces designed primarily for hosting visitors — bedroom, bath, sitting area, and optional kitchenette. Built to integrate architecturally with your main home so the new structure reads as original to the property, not bolted on after the fact.
In-Law Suites

Second-Story Addition

Summerlin Community Associations and Architectural Review
A Summerlin casita or addition project moves through more architectural review than most other parts of the Las Vegas Valley. Summerlin enforces three layers of design standards, and the guard-gated communities add a fourth. Kingdom & Co.’s project managers handle every layer — submitted in parallel with City of Las Vegas permitting so approvals are secured before construction begins.
The Three Summerlin Community Associations
Summerlin North, Summerlin South, and Summerlin West each enforce their own architectural standards for casitas, additions, and exterior modifications. Setback requirements, lot coverage limits, height restrictions, exterior material standards, and roofline guidelines all vary by association. Kingdom & Co. has direct experience submitting to all three.
The Ridges
The Ridges Architectural Review Committee operates as a separate review beyond the broader Summerlin community standards. Their architectural guidelines are among the most detailed in the valley — exterior materials, color palettes, roof tile, and even landscape elements are reviewed in addition to the structural scope. Kingdom & Co. handles the full Ridges ARC application.
Red Rock Country Club
Red Rock Country Club enforces its own ARC review beyond the Summerlin community standards. The review process is similar in rigor to The Ridges, with additional standards specific to the community’s golf course and clubhouse-facing architectural character. Kingdom & Co. has completed work inside Red Rock CC and is familiar with the submission process.
Queensridge, Tournament Hills, The Paseos, and The Trails
Each of these Summerlin sub-communities maintains its own architectural standards. Older villages tend to enforce more restrictive lot coverage limits and stricter material guidelines than newer Summerlin South villages. Kingdom & Co. prepares each HOA application with architectural renderings, material specifications, and the level of detail every Summerlin ARC requires.
City of Las Vegas Permitting
Most of Summerlin falls within the City of Las Vegas, where building permits for additions are issued through the Development Services Center. Casitas, room additions, second-story builds, and garage conversions all require permits before construction begins. Kingdom & Co. manages the entire permit process from application through final inspection — including any revision cycles required by the plan reviewer.

Every Kingdom & Co. Summerlin project moves through the same three-phase process. The structure is what allows us to deliver award-winning work consistently — and it’s what eliminates the most common source of frustration in casita and addition work: miscommunication between separate designers, architects, and builders.
Phase 1: Consultation
On-site visit at your Summerlin home. We walk the property with you, assess the existing home’s architecture and the lot’s buildable envelope, and discuss any HOA or zoning constraints specific to your village. We outline a realistic scope and budget range before any design work begins. This phase is free.
Phase 2: Design
Our in-house design team develops architectural plans, material selections, fixture specifications, and 3D renderings. Because our designers and builders work alongside each other from day one, every design choice is vetted for constructability and cost before it’s presented to you. Long-lead materials are specified during design so orders go in early and the trades have what they need when construction begins.
Phase 3: Construction
Summerlin Community Association submission, City of Las Vegas permitting, site preparation, foundation, structural work, mechanical and electrical installation, finishes, and final walkthrough. Kingdom & Co. self-performs finish carpentry and plumbing with our own crews, and partners with preferred outside vendors for custom cabinetry and other specialty fabrication. One project manager and one superintendent oversee every phase.
