In design-build, one firm holds a single contract covering both design and construction. In design-bid-build (also called traditional delivery), the client signs separate contracts with an architect, sometimes an interior designer, and a general contractor. Design-bid-build requires the design to be fully complete before bidding, then bidding to complete before construction can begin. Design-build overlaps design and construction planning, which typically produces faster delivery and fewer change orders.
