The ROAD Act prohibits companies that own 350 or more single-family homes from purchasing additional existing single-family homes. This takes effect 180 days after enactment (approximately January 7, 2027). Exceptions exist for new construction built for rental (build-to-rent) and for purchases where the investor spends at least 15% of the purchase price on substantial rehabilitation.
