The most defining feature of the project is what you see the moment you step inside: a main-level pool that appears to float above the landscape. The lot's natural slope and walk-out basement presented a significant engineering challenge, but a series of custom retaining walls made it possible to position the pool on the main living level, creating an indoor-outdoor experience that puts the city views front and center.
Large sliding doors open the living spaces directly to the pool and patio, blurring the line between interior and exterior in a way that defines the desert contemporary style. The Nova Estate: Built Around the View
Every decision on the Nova Estate started with one thing: the view. The lot in MacDonald Highlands sits on a slope with a natural grade change that gives the home a commanding vantage point overlooking the Las Vegas valley. The homeowners came to us wanting a desert contemporary home where they could see the city skyline from the main living areas, with the pool integrated at the same level rather than tucked below.
That request turned into the single biggest structural challenge of the entire build. A standard approach would have placed the pool at the lower grade, disconnected from the primary living spaces. Instead, we engineered a series of retaining walls to hold the grade and support a main-level pool that sits directly off the kitchen and living room. The result is a seamless sightline from inside the home, across the pool, and out to the city beyond.
Desert Contemporary Design With Custom Detail
The Nova Estate was designed from the ground up in a desert contemporary style defined by clean lines, warm natural materials, and an intentional connection between indoor and outdoor living. Large sliding doors along the back of the home open fully to create an indoor-outdoor living experience where the main living areas, pool, and patio function as a single space.
Inside, every surface was selected with purpose. Custom granite slabs and quartzite were used on countertops and cabinetry throughout the home. The flooring is porcelain tile in a large 24-by-48-inch format that reinforces the clean, contemporary feel. Custom walnut cabinetry and millwork add warmth and texture in the kitchen and living areas, and large-format tile was carried onto feature walls to create visual continuity between rooms.

The kitchen features custom cabinetry, granite and quartzite surfaces, and a layout designed around both daily function and entertaining. The living room sits adjacent, oriented toward the full wall of sliding glass that frames the pool and the Las Vegas skyline beyond. It is the kind of room where the architecture does the work and the finishes stay out of the way.
The home also includes a private theatre, a dedicated office, and four and a half bathrooms, each finished with the same level of custom detail found in the main living areas. The Nova Estate was completed in approximately 20 months from groundbreaking to final walkthrough.
